The questions we hear most. For anything specific to you, ask the office.
The title deed fee is 4% of the sale price declared at the land registry; buyer and seller pay 2% each. The declared price cannot be below the property tax value, and a small registry service charge is added. The completion day calculation on each listing shows the buyer's share.
Under the Real Estate Trade Regulation the cap is 4% of the sale price + VAT for a sale and one month's rent + VAT for a let, split equally unless agreed otherwise. With us, buyer and seller each pay 2% + VAT, and tenant and landlord each pay half a month's rent + VAT.
Since 1 January 2025 for rentals and 15 February 2025 for sales, home listings in Türkiye go through the Electronic Listing Verification System (EİDS). Only the owner, a first-degree relative or a licensed agency the owner authorises on e-Devlet can list a home. When you sell with us, we set up that authorisation together.
Banks lend on homes with an occupancy permit and at least a construction servitude title; the final word is the report of the licensed surveyor the bank sends. Our listings state the title type and permit status, and if anything is unclear we check the papers with you before the survey.
Under the Turkish Code of Obligations the deposit is at most three months' rent (article 342). In the move-in day calculation on rental listings you can pick 1, 2 or 3 months and see the total.
It is free. Our written appraisal is based on listings and sales in the area; it is not a licensed valuation report. For mortgages and official purposes, that report comes from the bank or a licensed valuation firm.
